FAQ

 
After reviewing the Village Scheme and Residency Lease plus other disclosure documents, you can reserve an apartment in Orion Terraces with a deposit of $5,000. A further $550 processing fee is payable to cover legal and administrative costs in preparing the necessary contract documents. The $5,550 is payable when your offer is accepted to take up an apartment and you sign the appropriate documentation. No further payments are required until the apartments are completed.The $5,000 deposit will be de deducted from the amount due for payment when your apartment is ready to be occupied. This is expected to be in the latter half of 2014.
Apart from the costs associated with acquiring an apartment, residents will also be required to pay a monthly operating fee. This covers ongoing costs such as;
  • Building insurance
  • Council rates
  • Water rates
  • Maintenance of common grounds
  • Maintenance of building exterior
  • Internal maintenance such as plumbing and electrical
  • Services such as Estate Administration and security
  • Emergency call out service
  • Running costs of recreational and other facilities (offset by user charges)
Residents of Orion Terraces at Air Force Memorial Estate will pay a monthly operating cost of 25% of the single aged pension for a single occupant and 30% of the single aged pension for a couple. Residents of Orion Terraces are required to be members of RAAFA and pay an annual subscription to retain their membership.

The rights of residents of retirement villages are protected by the WA Government’s Retirement Villages Act 1992 and the Code of Fair Practice for Retirement Villages 2009.
RAAFA is responsible for marketing the apartment in accordance with the marketing provisions of the residency lease. The current market value of the apartment is agreed upon with you, or failing agreement, is determined by a valuer.
In most cases, when you buy into a retirement village you are not buying your home outright but are, in effect, leasing it for a long period. The Orion Terraces at Air Force Memorial Estate are available on a 60 year lease.
The lease of an Orion Terraces apartment gives the resident the legal right to occupy their apartment as well as the right to use, on a shared basis, facilities such as the AFA Club, swimming pool, gymnasium, tennis court, bowling greens, hairdressing salon, workshops, chapel and other amenities of the estate.
Some facilities, such as bowling greens and hairdresser, may have a fee for use.
This is not permitted. RAAFA is committed to ensuring everyone in the Estate shares the same lifestyle values and this cannot be controlled if apartments are rented or sub-let.
Yes of course! This is your home. Friends and family are very welcome to stay with you in your apartment for a time and may use some of the communal facilities while in your company.
No animals are allowed.
Emergency call buttons are installed in each apartment and are menitored 24 hours a day by staff or a monitoring company, who will respond to your call.
