Air Force Memorial Estate in Bull Creek covers an area of 11 hectares and includes 237 self-contained independent living units in one and two bedroom configurations - (upstairs & downstairs), 40 apartments in Orion Terraces, 64 apartments in Mirage Terraces and a 60 bed Aged Care Facility (Gordon Lodge) as well as the newly built 102 bed Alice Ross King Care Centre.
You should be aware that current Commonwealth policy guidelines for admission to Commonwealth funded residential aged care facilities require places to be allocated on a needs basis. It is not possible for an organisation providing services for older people to guarantee admission to Commonwealth funded residential aged care facilities.
More than 590 residents live on the Estate, 430 in independent living and 160 in Aged Care Facilities providing a lively environment and an excellent standard of living. The Estate also has a heated indoor pool, gym, hairdresser, shop, tennis court, medical services, workshop and many social activities on offer. The Estate's central man-made lake and beautiful surrounding gum trees attract wildlife and provide a relaxing atmosphere enjoyed by residents.
The AFA Club is fully licensed and is open Monday to Saturday.
The Units and Apartments all contain an emergency call system which comprises an alarm system and a remote control pendant. This emergency call system is monitored by staff during working hours and after hours by a monitoring company. There is a smoke alarm in each Unit and Apartment.
Residents are able to access health, in-home and out-of-home support services available in the general community through Home and Community Care, Veteran’s Home Care and private providers, such as AFA Care.
A RAAFA Welfare Officer is able to assist you with accessing these services. Other services include a Hairdresser, Shop, Beautician, Library and DVA Advocates.
There are also 6 short stay Units that can be used by members immediate family and friends if you do not have sufficient room for them to stay overnight in your Unit or Apartment.To book please call the Estate Office on 9311 4488 between 9am to 3pm Monday to Friday.
Amenities and facilities include the AFA Licensed Club, tennis court, residents’ workshop, pool , gymnasium, 2 bowling greens, 2 Coaster buses and an ecumenical Chapel. There are also Residents Groups who conduct activities including bingo, cards, indoor bowls, an art group and many others.
The Welfare Officer arranges regular exercise and lifestyle classes such as gentle gym, laughter yoga, falls prevention classes as well as various guest speakers from time to time.

Residents occupy their Unit or Apartment on a 60 year Lease. The Entry Loan paid for a two bedroom Unit currently ranges between $230,000 and $290,000. A one bedroom Unit will cost from $163,000. The Apartment costs are based on current market value starting from approximately $650,000 for a 2 bedroom, 2 bathroom apartment.
The monthly operating charge is 25% of the Single Aged Pension for a single person and 30% of the Single Aged Pension for a couple. The amount moves twice a year in April and October in line with the Commonwealth Government pension increases.
Residents are responsible for their own telephone, gas and electricity charges which are in addition to the Operating Charge. The Operating Charge covers costs associated with the Emergency Call System, rates and taxes, building insurance, repairs and maintenance to many items in the Unit and Apartment and grounds and reticulation maintenance.
The Air Force Memorial Estate (AFME), is situated approximately 12 kilometres south from Perth and about 10 kilometres east from Fremantle, at the junction of Leach Highway and the Kwinana Freeway.
The location of the AFME is one of it’s main advantages. Nearby are three large shopping centres, the new Fiona Stanley Hospital and Murdoch Private Hospital, Bull Creek Railway Station which can be accessed via a gate which only Residents have access to and the Kwinana Freeway.
